With Crystal’s guidance what started out as luxury land listings became a gorgeous newly constructed home in an exclusive area with buyers flying in on a private jet to see it.

How long have you been selling real estate?
35 years and I have been with RE/MAX 17 of those years!

How did you get into the luxury real estate market?
I started in the luxury market when I moved home to Maine. I’m originally from an island off the coast of Maine and I loved the thought of moving from my vacation home in Kennebunkport to becoming a year-round resident again. It was always my dream to be back in Maine full-time. I live and breathe the salt air so it made sense to do what I love in making dreams come true for others on the coast.

Tell us about your listing at 135R Marshall Point Road in Kennebunkport, Maine. What was special about it?
This is a special property in an exclusive small coastal neighborhood in the heart of Cape Porpoise, a village in Kennebunkport which has been a popular spot in home sales for the last few years and where it is only getting more expensive to own property. What was unique about the site is that it has more than 180 degree views of ocean frontage and a second buildable lot was overlooking the Rachel Carson Preserve of gorgeous salt marsh. You essentially had another lot on which there could be a carriage house, in-ground pool or multiple garages. 

How did you win this listing originally?
The owners knew several realtors in the Kennebunkport area but they knew that I would give my heart and soul to the marketing of their property. They had watched me throughout the years and had trust and faith in me. The sellers saw a “never give up” perspective in me. I was able to win these luxury land listings because of my reputation and can-do attitude. 

I understand you had this listing for sale as just land first, before suggesting your seller build a house on it. Tell us more about that.
This listing originally started out as two lots for sale in 2018. I had a handful of showings but no buyers could visualize houses and improvements on the land. I would bring house plans, talk about an infinity pool and the rarity of ocean front lots on the market. I was feeling that in today’s world, the real issue was that buyers didn’t have time in their lives to build a house and/or the vision to do so.

I thought it would be great to have a gorgeous oceanfront home on the lot so I presented this idea to the sellers. I felt we could make this a win-win situation. The Kennebunkport market was hot and I knew there wasn’t anything on the market that would be like this. I set out to find a builder and architect to introduce to my sellers. I admire Joe Waltman’s designs and I knew a general contractor that had worked with Joe. I introduced the general contractor to the seller.  We looked at a house he had built and that Joe had designed in Cape Elizabeth and the bond was formed.

Once you listed the newly constructed home for sale did you get immediate interest?
Immediate interest is an understatement. The foundation went in and the house was being framed January 2020. We had several interested parties right away, but again the house was only in the framing stage so the perception of what it would look like finished seemed to be a stumbling block. Buyers had come from all over – Massachusetts, New York, Maryland and even the West Coast.

Tell us a little about the sale of this listing.
In March all of our lives changed. I really thought…“OH NO! What now?” I was scrambling with social media, emails and personal calls to agents throughout the East Coast. The building continued as I feverishly was ramping up the marketing on a framed spec house. The hard work paid off because I received a call in June from an agent who had a prospective buyer from Maryland. They were making arrangements to take a private jet to come to Maine specifically to view this property. The house at this point was framed and enclosed on the interior. 

Did you use The RE/MAX Collection branding for this listing?
I used The RE/MAX Collection branding for my mailings, signage, social media posts, Instagram and Facebook stories. I also started working with LUXVT, however, we never made it to the finish line because the property had gone under agreement with the Maryland buyers as I was about ready to launch my work with LUXVT. I am ready to go with them for my next luxury listing!

What have you been seeing in the luxury market in Maine in 2020?
The market is extremely competitive as people want to exit their urban lifestyle to somewhere more peaceful. Buyers want a place that has outdoor space and activities such as beaches, lakes and mountains. Maine offers all of these. The luxury market in Maine is robust and we continue to see multimillion-dollar sales at an all time high.
